Terms of the Dairy House

About the Contract:
Once we have sent written confirmation of your holiday, a contract exists between yourselves and ourselves, who rent you a fully furnished cottage, subject to the following conditions:

Party Size
The Size of Party is not to exceed six people (one baby in cot not counted). Visit for holiday purpose only.

Fuel
Electricity and oil are included in the rent, also one basket of logs in the cottage.

Cot and highchair
Cot and highchair are available, please bring your own cot bedding and high chair harness.

Full linen
Full linen is included in the rent, i.e. bed linen, personal towels, tea towels and bath mats.

Pets
Dairy House is happy to negotiate the bringing of pets, apart from cats. Dogs are not allowed in the farmyard and must be kept on a lead in the car park, driveway and gardens. Please do not leave them alone in the cottage or allow them to jump onto beds, sofas and chairs.

Arrival and departure
Your cottage will be ready for you by 3pm on the day of arrival. On your last day the cottage is to be left clean, in the same state as you found it. Leaving time is not later than 10 am. This condition is necessary to enable us to prepare properly for the next visitors.

Payment
Deposit on booking the cottage: £100 per week. Balance due 6 weeks before holiday, bookings will be confirmed on receipt of deposit and acceptance of liability to pay the balance when due. We accept Bank transfers sort code 60 04 16 Account no. 71794751 or cheques which are payable to “Mrs M.M Pennock Dairy House” and sent to “30, Springfield Road, Bury St Edmunds, Suffolk IP33 3AR”. Sorry we cannot take debit or credit cards.

Cancellation
Deposits are not returnable. The balance will be returned only if the holiday is re-let. We do not ourselves offer cancellation insurance, but strongly advise you to arrange your own.

Default
Should the cottage become for any reason unfit or unavailable for your visit, we undertake either to provide a similar holiday if available or to refund the rent pro rata for the days lost.

Damage and breakages to be reported as soon as possible, and replacements paid for. The owners accept no liability for the holidaymaker’s personal property.
